Siding, soffit & fascia
Builder-grade hollow vinyl. It performs acceptably until hail, at which point it cracks rather than dents — and cracked panels from a discontinued line are the reason partial repairs so often turn into full elevations.
Windows
Builder-grade double-pane units now past twenty years. Seal failure shows up as permanent fog between the panes that no cleaning touches.
Decks
Pressure-treated pine decks built at the same time as the house are now twenty-plus years old. Ledger attachment and stair framing are where we find the real problems, and they are not visible from the deck surface.
